How it works
One enquiry, followed all the way through
The four steps on the home page are easy to nod at and hard to picture. So here is a single enquiry, from the moment it arrives to the outcome your sales team writes down the next week.
Nothing in the sequence below is clever. All of it is ordinary, and all of it happens whether or not somebody is awake.
Thursday night to the following Tuesday
Thursday, 10:40 pm
The message arrives
A buyer is scrolling on his phone in bed. He sees your layout on the Bhogapuram road in an Instagram ad, taps the WhatsApp button, and types a line in Telugu. Your telecallers went home at seven.
Buyer ఈ లేఅవుట్లో ఇంకా ప్లాట్లు ఉన్నాయా?
Are there still plots left in this layout?
Thursday, 10:40 pm
The reply goes out
In seconds, in Telugu, because that is what the buyer used. The agent greets him by your company name, confirms which venture he is asking about, and says plots are available. It does not quote a rate, and it will not, no matter how the question is put.
Agent నమస్కారం. అవును, ప్లాట్లు ఉన్నాయి. మీరు ఏ సైజ్ ప్లాట్ చూస్తున్నారు?
Hello. Yes, plots are available. What size plot are you looking for?
10:41 pm to 10:46 pm
The same questions, in order
Plot size. Whether he intends to build or to hold. When he wants to decide. Which city he is in. Whether he has seen the layout before. Whether he wants to visit. Every buyer gets the same list in the same order, which is the only reason two enquiries can ever be compared. Consent to be contacted is taken here, in Telugu, and stored with the exact wording he was shown.
Thursday, 10:47 pm
The visit is offered
The agent reads your team’s real availability for the weekend and offers three slots. Not a callback promise. Actual times, on an actual calendar.
Thursday, 10:48 pm
The booking lands
He picks Sunday, 11 am. The booking appears on your dashboard with the venture name, his six answers, his language, and the slot. Your sales head sees it on Friday morning along with the rest of the night’s enquiries, already sorted.
Sunday, 9:00 am
The reminder
A message goes out with the slot, the location pin, and the name of the person who will meet him. If he replies that he cannot make it, the agent offers to move the slot instead of letting the booking quietly expire.
Sunday, 11:12 am
The visit
Your salesperson marks him as attended from her phone, in one tap, standing on the layout. If nobody marks anything, the enquiry stays open and shows as unresolved on Monday. Silence is never treated as a close.
Sunday, 6:40 pm
What the buyer actually said
The outcome goes in while it is fresh. Interested. Wants to bring his brother. Asked about the drainage on the north edge. Will revert after the festival. The words are hers. The structure is fixed, so it is searchable later.
The following Tuesday
The outcome the team keeps
The follow-up is scheduled, not remembered. Whatever happens next, won or lost or gone quiet, the enquiry closes with a written reason. Next quarter you can ask which channel, which venture and which question in the script produced site visits, and get the answer out of your own records instead of out of an argument.
What changed, and what did not
The buyer got an answer at 10:40 pm on a Thursday. That is the whole trick, and it is not much of a trick.
What did not change: the price conversation, the negotiation, the paperwork and the relationship all stayed with your team. The agent handed over a buyer who had already been asked the right questions and had already picked a time.
Start with the leads you already paid for
Most developers we speak to have a spreadsheet, or a CRM, holding years of old enquiries. Those people raised their hand once. You already paid the ad platform for every one of them. Very few were worked past the second call.
Reactivation is usually the first thing a developer should try, for three plain reasons.
It needs no new ad spend
The list already exists. Nothing new has to be bought to test the idea.
It is a fair test
You find out whether the process was the problem, using enquiries whose fate the old process has already decided.
It is quick to set up
No new campaign, no new creative, no new landing page, no new number.
How it runs
- We segment the old list by venture, by city and by how far each enquiry got before it stopped.
- Consent is checked before anything goes out. Anyone who never consented, or who has since withdrawn, is excluded and stays excluded.
- The rest get a WhatsApp message in their own language, from your verified sender, on a schedule you approve line by line.
- Anyone who replies enters the same qualification flow as a fresh enquiry, and ends in the same written outcome.
What we will not do with a list
- Buy it.
- Scrape it.
- Message anyone who did not give you their details themselves.
- Move it, or any part of it, to another client.
Want to see this on your own ventures?
Bring one layout and one old enquiry list. That is enough for a first walkthrough.
